Access Statement for Wessex, Langton Matravers



Wessex was built in 1910 and is situated in a peaceful lane in Langton Matravers overlooking the Purbeck Hills and with views to Swanage Bay.  It is a non-smoking property which has been renovated to provide warm and comfortable accommodation.

Bookings/enquiries can be made via Dorset Cottage Holidays.  The nearest bus stop is in Langton Matravers high street.  Bus number 40 travelling the route from Swanage to Poole via Kingston, Corfe Castle and Wareham.  There is a village shop/post office in Langton selling general groceries and goods including newspapers.  The King’s Arms Pub serves hot food and can be recommended for simple home cooked food at reasonable prices.

Wessex is located in Old Malthouse Lane and the property is accessed via a partly made and then unmade road.  The driveway is paved with a step leading to a further path approaching the front door.  There are two security lights.  There is sufficient space for 3 to 4 cars depending on the size but attention must be paid to the edge of the driveway when parking.

The front door is accessed via the main path from the driveway.   The key code security key holder is on the wall to the left of the porch.  The number for this will be given to you by DCH.  To the right hand side of the porch is a boot scraper.  The lockable door leads into the porch which is built of Purbeck Stone, has a stone bench and hooks for coats, bags and umbrellas etc.  The electricity meter is situated on the facing wall near the floor.  All external windows to the property are UPVC double glazed.  Internet access is provided and the password will be given in the welcome pack provided.



The main front door leads to the hallway.  A smoke alarm is fitted.  Doors lead off to the Front Sitting Room, Kitchen and Snug (this door is not in use).

There is a glass covered dry stone storage with light fitted, light switch to the left near the floor.  This is for decoration only and no access can be made.  The telephone point is adjacent to this.

There are two locked cupboards used for storage under the stairs The flooring is solid pine.  Please note that all wooden floors have been treated with a stain and wood protector and are a bit slippery – please take care.


Front Sitting Room

Two large windows, one to the side of the room and one to the front in a window seated area overlooking the front of the property.  There is a working log burner with tiled fireplace surrounded by a wooden mantlepiece.  Recessed walls are either side.  Instructions for the log burner are in a picture frame on the mantlepiece.  A detachable fireguard is provided for use.  This is kept behind the settee.  We recommend using this when operating the log burner.  Protective gloves are provided.  A carbon monoxide alarm is fitted.

TV with FreeSat to the left with DVD/Blue Ray player.  Free standing book case in the right hand recess with two cupboards underneath.  Two leather settees.  There is a nest of 3 tables and two free standing small tables, each with a drawer.  Flooring is solid wood with a stain and top sealing coat.  The windows have curtains with hooks and there are wooden shutters at the windows.



Flooring is solid wood with stain and top sealing coat.  Fitted sink and draining board, fitted cupboards.  Free standing dishwasher, fridge and further fridge freezer.  Microwave next to fridge freezer on a tiled part of the floor.  Cupboards are fully accessible with wooden work surfaces.  There is a wooden mantlepiece above the fridge/freezer and microwave.  The units are sage green, stocked with plates, cups, bowls, serving dishes etc.  The free standing cooker has a gas hob with 7 burners of various sizes.  There is a glass top that pulls down to cover the hob and we recommend this is kept in place when the cooker is not in use.  There are two ovens and one grill all electric and a drawer storing cooking pans.  Above the cooker there is an electric cooker hood.  The fire extinguisher can be found at the side of the cooker.  The stopcock for the water supply to the top floor en-suite bathroom is situated behind the fridge.  The stopcock for the rest of the water supply is situated in the cupboard under the sink.

Adjacent to the cooker is the back door, leading to the side passage of the property.  There are two further windows, one to the side of the property and one to the rear, overlooking the patio/garden.  Two tub chairs are situated on the back wall of the kitchen by the radiator.  There is a small feature wall made of Purbeck stone adjacent to the tub chairs.  The floor is Purbeck Stone which is naturally slightly uneven.  This floor runs through to the Dining Area also.


Dining Area

A large extendable dining room table and 10 chairs is situated in the Dining Area.  The table can be fully extended by pulling both ends of the table outwards to expose the hinged insert.  Once this is in place, push both ends together to secure.  Please mind your fingers!  The patio doors to the rear of the property offer access to the patio area.  There is a further window with opening adjacent to the patio doors.  This is a self locking door mechanism.  Please be aware of this when going outside.



There is a working log burner in an open fireplace under a wooden mantlepiece.  Instructions to operate this are in the Welcome/Information folder.  A carbon monoxide alarm is fitted.  A detachable fireguard is provided which can be secured to the wall with hooks.  We recommend using this when the log burner is being used.  The log burner can be opened and closed using the protective glove provided.  The floors are solid pine and are stained with a protective coating on top.  There are two leather settees, seating up to 6 people.  A window looks out to the front of the property.  TV with FreeSat and a DVD/Blueray player are to the left of the fireplace.

Bedroom 1

Side and front aspect windows.  The left hand window with views to Swanage Bay in the distance and the front window overlooking the front of the property.  Feature fireplace with mantlepiece.  Two single divan beds suitable for adults or children.  Chest of drawers and a wardrobe.  A free standing uplighter is beside each bed.  The floorboards are wooden which have been stained with a protective top coating.


Bedroom 2

Front aspect window.  Feature wrought iron fireplace with mantelpiece.  King size divan bed, chest of drawers, wardrobe and bedside tables with lamps.  The floorboards are wooden which have been stained with protective top coating.


Bedroom 3

Rear aspect window with views to Purbeck Hills.  King size bed.  Chest of drawers, wardrobe and bedside tables with lamps.  Door and small step leading to en-suite shower room.  Enclosed shower with concertina door and adjustable shower.  Sink and toilet with soft close seat.  Heated towel rail.  Flooring is non-slip textured slate tiles.


Main Bathroom

Rear aspect window.  Roll top, free standing bath with hand held shower head and cradle.  Taps are situated in the middle edge of the bath and care should be taken when running the hot water whilst in the bath.  Sink with mirror above and glass shelf.  Radiator with towel rail above.  Toilet with soft close seat.  The flooring is non slip textured slate tiles. A non-slip mat, kneeling pad for the floor and protective cover for bath taps when bathing children are available to use should it they be required.  These are kept in the cupboard on the landing or are in the bathroom.


Utility Room

Side aspect window.  Washing machine with 9kg capacity.  Please note that the door is stiff to open.  There is an ironing board and steam iron.  There are two free-standing collapsible airers and pegs for use with these and also the rotary airer in the garden.  On the outside wall is the control for the heating and water system.  The cupboard houses the boiler and large hot water tank on a unvented system.  There is a carbon monoxide alarm.  A shaving socket is on the wall opposite the heating control and a mirror is fitted next to this.



There is a side aspect window with views to Swanage Bay.  A smoke alarm is fitted and the Electricity Circuit Box is up on the wall just at the top of the stairs.   Further stairs leading to 2nd floor.


Bedroom 4

Front and side aspect windows.  Side window with views to Swanage Bay.  Front window overlooking driveway.  There are two wooden framed beds suitable for adults or children.  Chest of drawers.  Hooks on the back of the bedroom door.  The floorboards are wood which have been stained and have a protective topcoat.



Wooden floor with blanket box storing extra bedding/blankets.  There are also two bean bags which can be used for extra seating indoors.


Bedroom 5

Rear and front aspect windows.  Super king size bed which is a zip lock bed.  This bed can be unzipped and unhooked to make two singles if required.  Chest of drawers and bedside tables.  There is a fitted built in wardrobe to the left of the bedroom door fitted with both shelves and hanging space.  The travel cot and high chair are stored in here.  There is a loft hatch in the celling of the bedroom with access to the small loft.  Wooden door to en-suite shower room.  Enclosed adjustable shower with hinged door.  Toilet with soft close lid and sink.  Heated towel rail.  There is a sloping ceiling so please mind your head!  The floor is non-slip textured slate tiles.



Patio to rear of the property.  Large patio area with table and chairs to seat 10 people.  To the rear of the patio 3 steps leading down to garden and to the left is a built in BBQ.  To the right of the patio 4 steps lead down to the garden area.  There are several small paving slabs which lead to a hole for the rotary washing line which is kept to the right hand side of the patio and covered with a protective cover.  There are two Apple trees situated at the far right-hand corner of the garden.

Please note – our garden is the whole area within the walls at the perimeter of the garden.  It runs across the back of next door’s cottage but belongs to Wessex.  You have the use of the whole garden.
