Access Statement for Middle Cottage,



Middle Cottage is a Grade II Listed, Purbeck stone cottage, built in 1862. The Scott Estate owned it until we purchased it in January 2015.  We have slowly and carefully refurbished it since that time, uncovering many of its original features in the process.  It has been a wonderful retreat for us and our 3 children since we purchased it and it is now available for holiday lets. Located at the end of a single-track private lane, it is in the middle of a terrace of three. It has far reaching views overlooking the downs beyond Corfe Castle.  It is a non-smoking and pet free cottage (although our own dog does visit occasionally but has never been allowed upstairs or on any piece of furniture).

There is a Bus stop on the main road just beyond the Scott Arms, where the Purbeck Breezer (route 40) will take you to directly Swanage or to Corfe and Wareham/Poole.  The bus stop is a 4 minute walk from the cottage.


The nearest mainline train station is Wareham (6 miles).  From there you can catch a connection to either Corfe (1 mile) or Swanage (4 miles).  Both Wareham and Swanage have taxis available at the station.  The number 40 bus also stops at both stations and will take you directly to Kingston village


The nearest large supermarket is in Swanage (but there is an excellent village store in Corfe (a pleasant 30 min walk across the common if you don’t feel like driving) and a further village shop in Langton Matravers (the next village along) .


Arrival and Car Parking Facilities

The Cottage is located at the end of a single track private Lane accessed at the far end of the Scott Arms Pub car park.  There is ample room to turn at the bottom.


The allocated parking space is opposite and to the left side of the cottage front door as you look out (nearest to the chimney line of No.9).


The Lane is un-lit and there will be no porch light on until you are able to access the property and switch it on.



Please park a little nearer to No.9 on a Wednesday night/Thursday morning to allow the refuse lorry to reverse and turn early on Wednesday mornings  (a good landmark is to park directly in front of the tall stone post at the front of the parking area).



Access & Main Entrance (front door W80cm/H197cm)

The front has a shallow stone step into the porch.  The coded key box is wall mounted inside the covered porch on the left hand side. The front door is hinged on the left and the hall and porch lights are located just inside on the right hand wall.  The hallway has a flagstone floor. Doormats are just inside the front door and also on the step outside.


There is an elevated wooden cupboard above a set of coat hooks behind the front door on the left containing the fuse box and electric meter.  There is also a heavy blanket lined curtain mainly for winter use to keep the cottage free from draughts. There is a ‘wind up’ torch in the hall table drawer for guests use. Further coat hooks are at the end of the hallway.  There is a low wooden settle to left of the front door as you come in where one can sit to put on boots and shoes, and also store them.


The lounge is situated down the hall to left with kitchen to the right.  There is a mains operated smoke alarm fitted to the ceiling in the lobby outside the kitchen door at the foot of the stair case.  A further door (W78cm/H192cm) at the end of the lobby opens inwards and there is a stone step leading to the ground floor toilet and shower.  The bunk room is to the right. The back door that leads to the garden and courtyard is to the left.


Sitting Room (4.59m x 3.83m) (door W71cm/H195cm)

Dual aspect leaded windows, one north facing with views over the south downs, one south facing with a view of the garden and the beautiful Kingston church (which is illuminated at night).


The flooring is the original flagstone floor covered with a sisal rug.

There are two sofas (one 2 seater and one 3 seater) a large arm chair and a small antique rocking chair.  There are several throws for guest to snuggle under if required. There is a Heals/John Piper coffee table and 2 antique oak blanket chests as well as various small side tables.


Lighting is a ceiling pendant, a standard lamp beside the sofa and 2 further lamps. There is a smart TV (with remote), DVD player, Wii console, electric piano and ipod dock. The wifi router and heating link are wall mounted under the south facing window.  The WiFi password is in the cottage manual.


There is an electric wall mounted heater (set remotely via wifi) and a wood burning stove (carbon monoxide alarm fitted).


There is a cupboard to the left of the fireplace which contains a number of board games and wii games/handsets for guests use. (the lower cupboard is locked for owners use).



Kitchen (4.59 x 2.88) (door W69cm/H197cm)

Kitchen table with seating for 6, glass cabinet, antique dresser, dishwasher, electric oven/grill, electric hob, microwave, smeg fridge with ice compartment, Drawers and units containing cutlery, crockery, various kitchen implements/equipment etc.   North facing leaded casement window with cordless magnetic roman blind blind above window.  Lino flooring, with part exposed flagstones at one edge under staircase.


Lighting is via a dimmable ‘rise and fall’ pendant light above the kitchen table, 2 table lamps and under cabinet lighting.  Roberts radio and Bluetooth speaker provided.

Wood burning stove (which is connected to the hot water system)

Mains water stopcock located under kitchen sink, to the right and at low level.

First aid kit in kitchen drawer, Iron located in kitchen drawer.  Table top ironing board, broom, dustpan and brush, fire blanket, 2 x fire extinguishers and carbon monoxide alarm provided.


Ground Floor WC/Wetroom (2.1m x 1m) (door W67cm/H197cm)

High level chain pull WC, standard height loo, wall mounted hand basin with central mixer, mirror with light over, Overhead ‘rain head’ shower hand held ‘pencil’ shower.

Wall mounted dual control panel.  Bi-fold glass shower screen.

Flagstone floor with underfloor heating. Opaque glass south facing casement window.


Bunk Room (2.06m x 2.59m) (door W74cm/H197cm)

Flagstone floor with woollen rug.  South facing casement window.  Blackout curtains.  Bespoke wooden bunk beds (both 3’ singles) with handmade  mattresses and fixed ladder to top bunk at opposite side to window.  Writing desk with drawers below and chair.  Hooks on back of door for hanging garments.  White, wall mounted TV with remote control.  Xbox 360 with 2 handsets (also acts as blue ray/DVD player).  Wall mounted electric heating linked to wifi.  Lighting is via a ceiling pendant plus 2 clip on bedside LED  lights.


Stairs to first floor

Carpeted. Enclosed both sides with double handrail. Leading to landing.  Mains operated smoke alarm fitted to ceiling.  Small bookcase at far end of landing.


Bedroom One – king size  (4.63m x 2.90m) (door W72cm/H195cm)

Immediately to the left at the top of the stairs.  One north facing leaded casement window (with key operated child restrictor lock) overlooking the front of the house with views over open countryside to the downs beyond. Wall mounted electric radiator under the window (linked to wifi).  Blanket lined, cord operated roman blind fixed with cleat.  Small wardrobe with drawer below and mirrored door, Chest of drawers, chair, ornamental fireplace with large mirror above.  Bedside tables with lamps and LED reading lights.  Fitted carpets with additional woollen rug at foot of bed.

King size bed with bespoke wooden frame and deluxe mattress (plus topper).


NB: Duvet is feather and down (synthetic one available on request).

Pillows and cushions synthetic.

Bedroom Two – triple  (4.58m x 2.80m) (door W71cm/H192cm)

Accessed to the right of the stairs at the end of the landing.  One north facing leaded casement window (with key operated child restrictor lock) overlooking the front of the house with views over open countryside to the downs beyond. Wall mounted electric radiator under the window (linked to wifi).  Blanket lined, cord operated roman blind fixed with cleat.  Chest of drawers with mirror above.  Small desk and chair, bedside table.  Lighting is via ceiling pendant with 3 clip on LED bedside reading lights. Fitted carpet with additional small woollen rug between beds.

3 single beds with bespoke wooden frames and handmade mattresses.


NB: Duvets are feather and down (2 x synthetic ones available on request). Pillows and cushions synthetic


Bathroom (3.65 x 2.60m) (door 71cm/H195cm)

Accessed from the first floor landing.  WC, wash basin with mirror over, bath with shower over.  Oval shower curtain rail with shower curtain.  South facing casement window with cordless, magnetic roman blind. Small chair and laundry basket. 2 towel rails, one electric (linked to wifi) one heated with kitchen woodburner.  Lino flooring.

Door to hot water tank and immersion switch (immediately on left next to pipes).  Hoover/travel cot/high chair and other sundries stored in cupboard.


Grounds and gardens

Back door (W65cm/H190cm) leading to sunny paved courtyard to the rear of the property.  Washing machine, folding clothes rack for drying laundry, located in outhouse along with seat pads for outdoor chairs, swing ball and bat and ball set.   Table and chairs for 8 with parasol.  Charcoal B-B-Q and fire pit.  Flower bed at far end.

Stone steps with wooden handrail leading to garden.   Private gate at the top of the garden leading to woods and footpaths.

Various guide books, books of local walks and an ordinance survey map etc. are available for use during your stay.


Swimming: Chapman’s Pool is just over a mile from the cottage (as the crow flies) and is probably the nearest beach (walking distance) for a swim.


Food and Drink: The Scott Arms is a destination pub less than 2 minutes walk away which serves good food with amazing views over Corfe Castle and beyond to Poole Harbour a (advisable to book at peak times).
