Access Statement for The Wedge, 39 Ballard Estate, Swanage.

Introduction and General Information

The Wedge is a single storey house designed and built by the owners, completed in 2005. It is equipped for 6 guests.

Situated at the foot of Ballard Down, the location provides easy access to walkers of the South West Coastal path. Walks towards Corfe Castle over Ballard and Nine Barrow Down (approx. 8 miles) provides views towards Studland and Poole harbour.

The Coast Path runs across the green on the sea-side of Ballard Estate leading to Shep’s Hollow steps and the beach.

Our local corner shop on Ballard Way is very well stocked, thanks to Jeanette and David, also provided bread, pastries, eggs, milk, newspapers etc. (morning pastries may be ordered).

Bus stops are situated a few minutes-walk from the house.

Swanage town is approx. 20 minutes-walk (the sea-front). Opposite way to Studland Beaches and village.

Swanage Heritage Railway popular with steam enthusiasts, is located in the town centre where programme of events may be picked up.

Main supermarkets in town are Co-Op (52 Kings Road West) and Budgens (36 Station Road).

Health Centre located on Station Approach.

Pharmacies located on Station Road.

Main Post Office is located opposite Station Approach.


Arrival and Parking

On arrival there is parking on the drive for 2 vehicles.

Access through garden gate leading to main entrance door. No steps. Path, paving and decking.

Front door opens directly onto reception/sitting area.

Coat pegs and shoe cupboard are located near the front door.

This area (5.60m x 3m) has a small sofa, table with 2 chairs and bookshelves.

From here door to living room (5.7m x 4.8m).

TV, two-seater sofa, four-seater sofa, large easy chair and footstool, two other cushioned seats and a book shelf. Electric fire with faux flame. Wooden flooring throughout with rugs etc.



Wooden dining table and seating for 6 persons.

Fridge/freezer, microwave, double electric oven, induction hob, dishwasher, range of larger units and cupboards.

Door to outside of the house.


Bedroom 1 (3.3m x 4.1m)

Super King bed with two bedside tables with lamps. Fitted wardrobes and drawers, mirror.

Accessed through a corridor.

En-suite bathroom off.


Bedroom 2 (3.25m x 2.8)

King size bed, bedside lamps. Wardrobe with shelves and mirror.


Bedroom 3 (2.8m x 3.4m)

Twin 3ft beds, wardrobe, drawers and shelving unit (adjacent elec. sockets)


Family bathroom

Access is through the main corridor/ reception area.

Washing machine in alcove behind the roller blind.

Bathroom consists of a toilet, full-size bath with shower and glass screen. The floor is tiled and can become slippery if wet, caution is advised and a bath mat provided. A mirrored wall cabinet above the sink. There is a full-length towel radiator on the left side of the wall.



Care must be taken when using patio leading to the garden from the living room.

Irregular heights in places although there are no obvious trip hazards guests will need to be aware.


General Notes

There is no guest access to the garage. Guests can use garden storage/ workshop for beach/sport equipment. Cushions for the garden furniture are stored here.

Gas central heating with radiators to house.
