Access Statement for ‘Piona’

It is located on Victoria Avenue, 250 yards from the sea front. There is no traffic noise because the flat is on the back of the building. It is no-smoking and suitable for families with young children and indeed all ages. We have tried to provide all the information you require in this statement but if you have any further questions please contact us. We look forward to welcoming you to ‘Piona’.


Bookings/enquiries can be made via Dorset Holiday Cottages. You can reach Swanage train station in a few minutes on foot by turning left towards the sea, then right along Rempstone Road. The train station is on the corner on the right. The bus station is immediately after the train station on the right. Take the same route to the nearest supermarket: the Co-op supermarket can be found as you turn right through the bus station on the opposite corner. If, instead of turning right to the stations, you stay on the left of Rempstone Road, there is a Budgens supermarket in Station Road on the left, and many other shops.


The property is located on Victoria Avenue. You can park on Victoria Avenue, but between May 15th and September 30th parking is restricted to one hour from Monday to Saturday between 8.00 am and 6.00 pm. The rest of the year, the parking is not restricted. There is a service road at the back which can be reached at either end, from De Moulham Road or from Northbrook Road. We have a garage 4.69m by 2.4m narrowing to 2.3m/15ft.4ins.by 7ft.10ins.narrowing to 7ft.6ins. It has an electric light and up and over door. No. 12 garage is the first of the three as you continue to walk round the side of the building. It is accessible from the service road, but it is not suitable for a large car.  For larger cars, we suggest you use the council car park facilities very nearby – see Dorset Council website.  To unlock the garage, turn the key clockwise, and then turn the handle clockwise to open it.


To get to the front door, do not go into the main entrance of the building, but to the right of it as you face it, going along the path by the wall, past the gate to No. 2 until you arrive at a door on the left to flats 11 and 12. The light switch for the entrance hall is opposite the front door. Turn to the right and walk up thirteen steps. Turn to the left again, and walk up a further two steps. You pass flat no.11 on the right; flat no.12 is ahead of you.


Having unlocked the door into the flat, there is a small entrance hall with coat hooks, shoe rack (please leave all outdoor shoes here) and smoke alarm.

Walk up the next thirteen steps, and a further two to enter the flat itself.

Walk along the hallway to the end where you will find:


THE LOUNGE/DINING ROOM (4.95m by 3.56m/ 16ft.3ins. by 11ft.8ins.)

At the end of the room there are double glazed doors facing west, with a Juliette balcony behind them. There are full length curtains. There is a modular settee which will seat four and an armchair, both with extra cushions. There are various blankets in a basket for guest use.There is a pine coffee table with two drawers.

Lighting is a ceiling pendant and four wall lights. The dining table has five chairs with a further chair in the bedroom. The pine sideboard with cupboards and drawers contains a large number of children’s and adult DVDs and games, with a few books on the high shelf on the opposite side of the room. With the exception of the kitchen and bathrooms, all other rooms and stairs inside the flat are carpeted with a light grey carpet. There are one or two rugs as well. Heating and hot water is provided by a combi boiler which can be operated from the wall controller to the right of the boiler in the kitchen.

A television is provided with a remote control, also a DVD player and radio with Bluetooth. There is Wi-Fi.

THE KITCHEN (3.22m by 2.26m/ 10ft. 7ins. by 7ft.5ins)

This continues from the lounge/dining room, making it one long room. It has a range of units comprising worktops with drawers and cupboards under, inset 11/2 bowl stainless steel sink with single drainer, wall cabinets, new integrated gas hob with electric oven under and extractor hood over; a new washing-machine, new dishwasher and new fridge-freezer, also a new microwave. There is a wall-mounted, gas fired combi boiler and tiled floor. The cupboards have cutlery, crockery and glasses for six guests, as well as mixing bowls, electronic scales, a steamer, saucepans, and everything needed to cook with. There is also a good selection of plastic plates, bowls and cutlery for young children. There are three bins under the sink to separate the rubbish, also an iron in a lower cupboard to the right of the sink.

Walk to the far end of the corridor to:

BEDROOM 1 (5.13m by x 3.3m/16ft.10ins.by 10ft.11ins)

There is one large double glazed window facing west. A blackout blind should ensure a good night’s sleep in the king sized bed which has a fully sprung mattress. The duvet and 4 pillows are synthetic with a 100% cotton duvet set. There are two decorative pillows. There are two bedside tables with three drawers with two bedside lights, and a double pine wardrobe. There are two chests of drawers with a wall mounted mirror and a chair.

Lighting is via a pendant ceiling light with two bedside lamps.

THE EN-SUITE BATHROOM (2.15m by 1.78m/7ft.1in. by 5ft.10ins) comprises a panelled bath with shower; a pedestal wash hand basin with shaver light and socket above; mirror; toilet and extractor fan. The walls and floor are tiled.The frosted window has a roller blind.

BEDROOM 2 (3.86m by 2.69m/12ft. 8ins.by 8ft.10ins)

This has two single beds (each 90cm by 200cm), a pine wardrobe and chest of drawers, also a bedside table and bedside light. A colourful blackout blind should ensure a good night’s sleep in this west-facing room.

BEDROOM 3 (3.29m by 1.77m/10ft.10ins by 5ft.10ins)

This has two stackable beds (each 80cm by 200cm). It is a room for one person, but to accommodate an extra person, the beds can be unstacked and placed side by side (to leave only a 10mm gap between them). There is a chest of drawers and hooks on the door.

FAMILY BATHROOM & WC (2.25m x 2.16m/7ft.5ins.by 7ft.1in.)

The room has a bath, electric shower over and a shower which can be run off the boiler. You must first pull the cord to the right of the window until the light comes on before you can use the electric shower. It has a shower screen, standard height toilet, wash basin, mirror, shaver light, fan and ceiling lighting. The floor is tiled.There is a hair dryer and anti-slip mat. The extractor fan is operated by the pull cord immediately inside the bathroom door to the left. It will run for a while after being pulled a second time to turn it off.

The frosted window has a roller blind.


This contains an ironing board; clothes airer; vacuum cleaner; mop and bucket and dustpan and brush. The fuse box is here.



These are mostly laid to lawn with flower borders and shrubs. The terms of the lease require that children do not play in the communal gardens.


A fire blanket is provided in the kitchen, as well as a carbon monoxide detector.

We have a portable cot; bed guard; high chair and changing mat if needed.

We have Wi-Fi: the password is in the Information folder in the sideboard.

The large opening windows can be locked with the window key on your set of keys. There are separate keys for each of the doors of the Juliette balcony. With young children, all of these windows should be locked and the keys placed out of reach of the children.
