Introduction and General Information

 

Leap House is a semi-detached, brick built house which was built in 1980 and is located in a beautiful, quiet lane called Pound Lane which has historical links to the Pound at the top of Pound Lane.

 

Leap House has a sunny, small, lawned garden at the front with a low stone wall at the roadside.  There is a gate leading from the front of the house onto Pound Lane. The front door leads off the front garden path. There is a raised patio area at the back of the house, accessed from the kitchen door, rear gate or side passageway.

 

Leap House comprises on the ground floor of a hallway, spacious lounge/dining room and modern kitchen. Upstairs, there are two double bedrooms and one single bedroom and a bathroom. The house sleeps 4 and has a travel cot and high chair provided for a baby/infant.  The rear door leads out from the kitchen, to a raised patio area where there is outdoor dining furniture, and lighting.  There is also access here, to a lockable garage for storing sports equipment, pushchairs, etc.

 

Leap House is centrally heated throughout, with heating and hot water provided by a modern Worcester combi  boiler. There is also a contemporary wood burning stove in the lounge, with a log starter pack, instructions for use and a fire guard provided.

 

The property has been tastefully decorated and furnished throughout to provide a comfortable and relaxing environment.

 

Leap House is in a perfect location in Wareham, situated in a quiet lane but only a few minutes’ walk to the Quay. The location is ideal for public transport, access to the River Frome, the parish church, many quality restaurants, cafes and pubs, and the town’s wide range of specialist shops as well as a couple of supermarkets and the Saturday market in The Quay.

 

Leap House is in the oldest part of the ancient market town of Wareham (Saxon origins with surviving town earth walls), close to the surrounding countryside (including the Purbeck Hills), the exciting Jurassic Coast with its sandy beaches and fascinating ancient rock formations. The River Frome was a sailor’s gateway to Poole Harbour and the English Channel.

 

Pre-Arrival

·        It is ‘within the walls’ of Wareham, a traditional small market town.

·        The nearest bus stop is on South Street, approximately 2 minutes walk away.

·        Wareham railway station is approximately 15 minutes walk or a short taxi ride away. There are regular trains to Dorchester, Swanage & Weymouth and to Poole, Bournemouth, Southampton & London Waterloo.

 

 

 

Arrival and Car Parking

 

  • Leap House has allocated parking for one car at the back of the property, in front of the grey painted garage door, accessed by the private rear drive. There is a PIR controlled floodlight over this area. The parking space is small but can fit a vehicle the size of a VW transporter van in.
  • Luggage can easily be unloaded from here through the rear gate into the property.
  • Through here, there is PIR controlled patio lighting, lighting the way to the rear door.
  • There are six steps from the patio leading down to the rear door of the property.
  • There are three steps leading up to the gate at the front, off Pound Lane.
  • There is street lighting outside the front gate, lighting Pound Lane and the path to the front door.
  • There are  free public parking spaces opposite the house in Pound Lane and spaces become available throughout the day.
  • There is also additional parking at the top of Pound Lane, across the road in Streche Road. Here, there is some free parking on the side of the road and also a car park whereby you need to pay.
  • There are many other payable car parks around Wareham as well as time restricted on -street parking.

 

 

Property Threshold

 

Entrance door There is one small step into the property at the front door and one small step at the rear door.

 

Ground Floor

 

Steps There are no steps on the ground floor, other than one small doorstep (c 2” deep) outside the front door and rear door, on the threshold. All ground floor rooms have hard flooring with one rug in the lounge area.
Door Dimensions All doors are of standard dimensions.

The kitchen and lounge can be accessed from the hallway.

Lounge/Dining room A wood burning stove, smart TV & DVD player are available. There is an assortment of  DVDs, reading books and games. One armchair; two comfortable leather sofas,

Kitchen Fully fitted with hob, oven, extractor hood, integrated microwave, fridge with ice box, fully integrated dishwasher, kettle and toaster. A door leads out to the patio area.

First Floor

 

Stairs The stairway from ground floor to first floor is straight, carpeted  and supports a handrail.
Door Dimensions All doors are of standard dimensions with lever handles
Bedroom 1 King size carpeted bedroom, at the front of the house. One wardrobe, chest of drawers and two bedside cupboards. Additional storage in drawers under both sides of the bed.
Bedroom 2 Twin divan beds in carpeted rear bedroom. Large wardrobe with shelving and bedside cupboard.
Bedroom 3 Single divan bed in carpeted bedroom with wardrobe and small shelf and cupboard. Additional storage in drawers under the bed.
Bathroom White bathroom suite with shower over the full size bath. Heated towel rail and heated mirror. Hard flooring.

 

Garden

 

There is a raised patio with dining furniture available and is accessible from the rear door in the kitchen. From here, there is a gate leading out to the rear parking area. The patio is lit by a PIR control, giving attractive lighting in the evenings. Off the patio, there is a locked garage whereby larger items such as sports/beach equipment, bicycles and pushchairs may be stored. The cushions for the patio furniture are stored here and guests are welcome to use. Please return them after use so that they are not left out in the rain. The front lawned garden may be accessed through the front door or the private side passage way.  A gate from the front garden leads to Pound Lane. There is a stone wall at the front of the house and small  pyracanthas hedge.
