Introduction and General Information

Honeysuckle Cottage is a 16th century listed cottage built in Purbeck stone in the very quiet village of Kingston. It is adjacent to St James’s Church and 100 yards from the Scott Arms pub.

The house was refurbished May 2022 with period furniture and all the requirements for a comfortable family holiday. It is a 2 bedroom cottage with an annex (West) which contains an ensuite bedroom. Between the cottage and the west annex is a west facing garden with teak table and chairs for sitting at, and a small area of grass. There is also a small front garden with a stone bench which looks at Corfe Castle.

Access to the cottage is from West Street either through the front garden to the front door or through the back garden and kitchen door. Parking is ample on the street or beside the West ensuite bedroom. The front garden has picket gate and 2 steps leading into the garden and then a small single step at the door. The back garden also has a picket gate and 2 steps leading from the parking area into the garden and then a further 3 steps down to the kitchen door. Inside the ground floor consisting of sitting room, kitchen, dining room, cloakroom and w/c is all on the level. The stairs are narrow leading to south and north bedrooms, and a family bathroom with bath/ shower, basin and w/c.

The sitting room has a traditional flagstone floor, sofa’s, chairs, TV and wood burning stove. |The dinning room has an old pine kitchen table and 6 wheelback chairs. The kitchen is completely new with granite work surfaces and includes sink, dishwasher, washing machine, hob, oven, and microwave.

Upstairs is North bedroom with a Superking bed, which can be split in two, South bedroom with a Kingsize bed; both are fitted out in a traditional style for comfort and convenience. The family bathroom is modern and functional, with a shower over the bath and a hinged shower screen so it can swing out of the way.

The Annex is accessed from the garden with 3 steps. It has a Superking bed with shower bathroom ensuite.

WIFI is provided and there is good signal strength throughout the cottage, but not in west.

The Scoot Arms is the closest (200 yds) pub, and there are many others just a few minutes away in Corfe or Worth. Food stores are in Corfe, Langton, or Swanage, all with 10 minutes’ drive.

From the cottage you can walk straight out onto the Dorset Heritage coast and the Southwest Coast path. Swimming at Chapman’s pool on the coast is half and hours walk away, the last bit quite steep.


Arrival and Car Parking – driveway is 2.4m wide and 4m long

Parking is on West street, which is on a slight incline. There is always space in front of the drive. The are no restrictions on time. There is a small car space off road.

Entrances (Front Door W 870mm x H1750mm)(Back door & West 870mm x 1850mm

  • The front door is approached off West st, through a narrow picket gate (850mm wide), which has 2 steps down.
  • There is also a small step over the front door.
  • The door leads into the sitting room, with the cloakroom cupboard on your right. A small door way leads to the dinning room/ W/C and kitchen, all on the flat. The kitchen door, which has one step inside it, leads to a stone flagged area with teak tables and chairs. Three steps then lead up to the grass area and then to the west bedroom. This has 3 steps and an entrance door.


Ground Floor

All furniture and textiles were installed new in spring 2022. Therefore, all contents meet all current fire and health and safety regulations. The property is fully managed by an experienced and quality conscious agency Dorset Cottage Holidays, and both the agent and the owner, are committed to maintaining the property to a high standard. Full risk assessments have been carried out and acted upon.  Fire Risk Assessment along with the Fire Action plan are both provided at the property.

Dining Space/ Kitchen and Sitting room

  • Flooring is wood vinyl through the kitchen, bathroom, and dining room. The sitting room is flagstones. Bedrooms are carpeted.
  • Furniture comprises table and 6 chairs, 2 sofas and chairs. Furniture is period pieces in keeping with the cottage.
  • Wi-Fi and smart tv are in the sitting room.
  • The kitchen is completely new with granite work surfaces and includes sink, dishwasher, washing machine, hob, oven, fridge freezer and microwave.


First Floor:

The narrow cottage staircase (width 780mm) leads to;

Bath, basin, WC and boiler cupboard.

  • Duvets and pillows with manmade filling are provided throughout. Beds are made up with bed linen.
  • All bedrooms, stairs and landing are carpeted.
  • There are 10 step staircases from the ground floor to 1st floor


Annex West bedroom

Accessed from the garden. 3 steps in Purbeck stone.

Superking bed with ensuite bathroom with shower/ basin and w/c.

Vinyl wood floor.



  • The front garden is up 3 steps from the front door. It is small with a fixed stone seat. Facing East.
  • The rear garden is bigger and has a Purbeck stone seating area with teak table and chairs. The is also a grass area between the cottage and west bedroom.
  • A BBQ is provided; to be used on the gravel area which divides the seat area and grass.

  • There is a Welcome pack and folder containing all instruction manuals. This folder includes instruction manuals for all equipment and information that visitors may need such as emergency telephone numbers. Details of local services, leisure facilities and tourist attractions.
