Introduction & General Information:

Canaan is an architect designed house completed in 2014 situated on a private farm road leading from Weston Dairy.  It enjoys beautiful views to the South-East across grazing fields to the sea at Winspit and the Westerly aspect at the rear looks over a large dairy grazing field.  This is enhanced by a gallery on the first floor above the kitchen area.  We hope that this document provides all the information you require but please do contact us if there is anything more you need to know.  We look forward to welcoming you to Canaan.  The name comes from one of the fields that can be seen from the house, which, being the most productive field on the farm is certainly “The Land That Flows With Milk and Honey”.

 

Pre-arrival

Bookings/enquiries can be made via Dorset Cottage Holidays.   The nearest mainline train station is 8 miles away at the Saxon-Walled town of Wareham and taxis are available at the station.  The world renowned pub The Square and Compass is within comfortable walking distance.

 

Arrival & Parking

Canaan is the third house on the right hand side of Bonvils Rd after you have passed the dairy buildings on your left..  There is parking for at least two cars in front of the garage and a further parking area to the left of the property.

 

Access and Main Entrance

Both the front and the back door face the road (why do I call it a back door?!).  The front door has steps up to it and is 76cm wide.  The back door is next to the garage and is also 76cm wide.

 

Ground Floor

The front door opens into a small matted lobby and then into an open plan living area.  The stairs are on the right, a study on the left and a door leading to the back hallway off which there are two bedrooms, a bathroom, the back door and a utility room.

 

Study  (2.30m x 2.06m)

This can be used for storing coats, shoes etc and is where the highchair and travel cot are stored.  The landline telephone is here but is only to be used for incoming or emergency outgoing calls.

 

Kitchen, Dining and Sitting Area (9.5m x 7m)

This large area provides the ideal space for modern day open plan living.  The kitchen has approximately 8m of worktop incorporating a breakfast bar for 2 people.  There is a single Neff Fan Oven, Neff Ceramic Hob with pull out Extractor, Dishwasher, under counter Fridge and Freezer and a one and a half bowl sink and drainer.  There is a microwave provided.  Above the kitchen there is an open ceiling to the gallery above.  A pair of sliding French Doors opens out to 1.40m (3.54 total glazed) onto the terrace and garden from the kitchen.

For dining there is a 1.9m oak dining table and eight chairs next to another single sliding French Door (1.72m glazed, 65cm opening.)

The sitting area has a large corner sofa, 3 man sofa, coffee table and woodburning stove.  There is a full length corner window with views to the sea.  There is a Smart 40inch TV, DVD, Satellite Decoder and Wi-Fi.

 

Hallway (7.0m x 0.87m)

The door to the Hall is 72cm wide

Radiator and Thermostat Control

 

Bedroom 4 (3.44m x 2.70m)

Twin divan beds with headboards.  Wardrobe and chest of drawers.  Lighting is from downlighters in the ceiling and a lamp on the bedside table.  All bedding is Egyptian cotton.

 

Bedroom 3 (3.44m x 2.80m)

Double bed, two painted bedside cabinets.  Wardrobe and chest of drawers.  Lighting and linen as above.

 

Downstairs Bathroom (3m x 1.7m)

A spacious bathroom with shower screen and shower in the bath, loo and hand-basin.  There is a large chrome towel rail and shaver point next to the mirror.  There is a frosted-glass window with opening top section and an extractor fan that operates with the lights.

 

Utility Room (2.80m x 2.50m)

A functional room with Karndean Portland Stone effect floor, washing machine, tumble dryer, small larder fridge, sink, boiler and linen cupboard.

 

First Floor

At the top of the stairs, the landing has a gallery above the kitchen that looks out over fields to the West through a large apex window.

 

Bedroom 2 (4.22m x 3.45m)

This light room (due to 2 velux windows) has twin single divan beds.  There is a small wardrobe, chest of drawers and 2 bedside cabinets.

 

Master Bedroom (4.1m x 4.1m)

Another really light and airy bedroom, again with 2 velux windows and a window above the bed.  This has an Oak Framed double Bed, built-in hanging space with shelves and a chest of drawers and 2 bedside tables.

 

En-suite Shower Room (2.1m x 2.0m)

Contains corner shower with sliding doors, loo and hand-basin.  Chrome towel rail, velux window and extractor fan.

 

Shower Room to serve Bed 2 (2.15m x 2.0m)

Identical to the master bedroom ensuite, this also has a corner shower etc.

 

Outside

An extensive landscaping plan has been undertaken to make the very best of the site.  Leading off both sets of French Doors there is a large stone terrace with outside table and chairs.  There is a lawn area along side the terrace and steps to a raised lawn above.  To the south of the house there is another lawn area, from where the delightful view to the sea can be enjoyed.

The back of the house and lawn areas are child and dog secure.

 

Additional Information

Mobile phone reception in Worth Matravers is still extremely haphazard, so please be aware of this.  A mast has recently been installed in the village car park but at present only serves the Vodafone network.

There is a comprehensive information folder and guestbook in the study.

There is no BBQ provided at Canaan.
