Access Statement for Little Westport:
Little Westport is a wooden Colt House bungalow, built in 1965 in a portion of the kitchen garden of the old Westport House (now the site of the Purbeck District Council building). It was extended in 1977 to convert the existing kitchen into a bedroom, and add a kitchen and a shower room. It has been in the present owner’s family since then, and has just been upgraded for holiday accommodation in 2017. It is situated in a quiet cul-de-sac private lane near the River Frome and overlooking the Purbeck Hills. It is a non-smoking property and we cannot accept pets. We have tried to provide all the information you require in this statement but if you have any further questions please contact us. We look forward to welcoming you to Little Westport.
Bookings / enquiries can be made via Dorset Holiday Cottages. The nearest train station is Wareham, less than a mile from the bungalow. Wareham shops and supermarkets are 5 minutes walk away. Most supermarkets will deliver to the property.
Arrival & Car Parking Facilities
The property is located on a private lane. There are no street lights in the lane but there are two external lights. There is parking for 2 to 3 cars in the drive.
Access & Main Entrance
The front drive slopes quite steeply from the entrance down to the front door. There is one small step up to the front door. The front door 76cms wide and 196cms high & hinged on the left. It opens into the hall. The light switch for the hall and for the external light is immediately opposite you as you enter.
The shower room is off the hall to the right. The living room is off the hall to the left. The kitchen is off the living room to the right. The corridor to the bedrooms is off the living room to the left. The four bedrooms and the bathroom are off this corridor. Internal doorways are all 73cms wide and 196cms high. There is a back door from the kitchen which goes to a covered porch. From the porch there are steps up leading round to the front drive. There is also a path to the left which leads down the west side of the bungalow to the garden. There are no more steps here. The garden is south facing, and sloping. From the living room there are french windows to a veranda, and steps down from this veranda to the garden. There is a gate at the top of these steps, which can be shut. On the east side of the garden there is a paved and pebbled patio. There are no external lights. There is a torch for guests to use inside the bungalow.
The Entrance Hall
Coat hooks and shoe rack. Locked housekeeper cupboard with visitor information displayed on cupboard. Torch on window sill. Carpeted floor and doormat. The key to the garage (for emergency access to the gas meter only) is on a hook by the front door. It is on a key ring along with a complete spare set of keys to comply with emergency fire regulations. Please do not remove.
The Shower Room.
Basin, toilet, large shower cubicle with curtain, mirror, bath caddy shelves, radiator, towel hooks, shaver point.
The Lounge/Dining Room (L shaped: 7m by 6m at widest points)
There are 2 large double glazed windows on the west side, and a wall of windows and french windows on the south side with views over the garden, river, and hills. There are full length curtains on the south facing windows and venetian blinds on the west facing ones. There are two 2/3 sofas, two armchairs, an ottoman, and another occasional chairs. There is a coffee table and two side tables.
Lighting is two ceiling pendants, two floor lamps, one table lamp, and one floor reading lamp. The dining table has seating for 8 people with 6 chairs and 2 additional stools. There is a sideboard with drawers containing table mats etc. a desk with drawers with card and board games, and two bookcases with novels, guidebooks, maps etc. The floor is carpeted. The heating is gas central heating with two radiators, and a wood burning stove. There is a basket of logs beside the stove and a further supply of logs in the log store in the garden on the west side of the bungalow.
A television with satellite freeview, BT sport, catch-up TV and Netflix is provided, a DVD player, and a small speaker set with cable for computer or phone. There is Wi-Fi.
Carbon monoxide detector.
There is a thermostat on the wall which regulates the hall, shower, kitchen, living room and bedroom 3.
Smoke alarm above doorway to kitchen.
Kitchen 5m by 2.5m
The kitchen door is off the lounge. There are two large double glazed windows with roller blinds. Flooring is vinyl tiling.
Washing machine, dishwasher, electric double oven/grill, fridge-freezer, induction hob and microwave. The gas boiler is located in the kitchen. There is a broom cupboard where the electricity meter is located. This cupboard contains a hoover, dustpan and brush, bucket, mop and ironing board. The cupboard under the sink contains cleaning materials, iron, recycling bin. The bin for general refuse is beside the back door. The fire blanket is located on the wall by the back door.
White fitted units, trolley, step-seat. Cutlery, glasses and crockery for 8 guests, including children’s crockery and cutlery. There are plenty of pans and baking dishes. Part glazed back door leading to paved area and covered porch.

Smoke alarm, and doors to 4 bedrooms and bathroom.
The heating controls are on the wall.
The locked housekeeper cupboard contains the hot water tank, and on/off water lever. For emergency use to water lever only, use security-bolt key on hook by kitchen back door.
Bedroom one – 4m by 3.5m
There is one large south facing double glazed window with curtains, and views to the garden and hills. The king sized bed has a fully sprung mattress. The duvet and 4 pillows are synthetic. There are 2 headboard pillows and 2 decorative pillows There are 2 bedside tables with 2 drawers, a double fitted wardrobe and chest of drawers. There is a full length mirror on the back of the door. There are 2 chairs, and a towel rack. A hair dryer is provided.
Lighting is via a pendant ceiling light with two bedside lamps. The floor covering is a fully fitted carpet. Heating is provided by a radiator from the gas central heating. There is a thermostat on the wall which regulates bedrooms 1,2,4 and the bathroom. Bedroom 3 is regulated by the living room thermostat.
Bedroom two – 3m by 3.5m
There is a large east-facing double glazed window with venetian blinds and curtains. The king sized bed has a fully sprung mattress. The duvet and 4 pillows are synthetic. There are 2 headboard pillows and 2 decorative pillows. There is an alcove with fitted vanity unit with basin and mirrored wall units. Lighting is via a pendant ceiling light with two bedside lamps. Heating is provided by a radiator from the gas central heating
Bedroom three – 3.5m by 2.25m
There is a double-glazed south facing window with curtains. The double bed has a fully sprung mattress. The duvet and 4 pillows are synthetic. There are 2 headboard pillows and 3 decorative pillows. There is a double wardrobe with hanging space and drawer insert, two bedside cabinets with drawers and storage space, and a small low-level dressing table. Lighting is via a pendant ceiling light with two bedside lamps. Heating is provided by a radiator from the gas central heating. This radiator is regulated by the thermostat in the living room.
Bedroom four – 3.5 m by 2.5m
There is a double-glazed north facing window with venetian blinds and curtains. The double bed has a fully sprung mattress. The duvet and 4 pillows are synthetic. There are 2 headboard pillows and 2 decorative pillows. There is a basin with mirror above. There is a bedside cabinet with 3 drawers, and a bedside table, a storage unit with 4 box-drawers, and a basin-side table. There are hooks for clothes on the wall and the back of the door. Lighting is via a pendant ceiling light with two bedside lamps. Heating is provided by a radiator from the gas central heating.
Bathroom & WC
There is a bath, standard height toilet, wash basin with mirror over, bathroom wall cabinet with mirror, towel rail, radiator, bathroom box, door hook, ceiling lighting. The flooring is non-slip vinyl tiling. Window with opaque glass and roller blind.
Grounds and Gardens
There is a large south-facing garden, which slopes down towards a fenced-off stream. There are two areas for seating: the veranda of the bungalow and the garden patio. The veranda has a circular table and 4 chairs. A sunshade is available (stored in bedroom 1 wardrobe) There is an additional outdoor folding table and 4 chairs (stored under the veranda steps) for use on the veranda, or elsewhere. There is a patio area in the garden with logs for seating and a large stone block for BBQs. This patio is accessed by a set of 6 stone steps (not steep).
The garage and garden shed are locked and not available for visitors. There is a garage key for access to the gas meter for emergency use only (on hook by front door).
Provision of fire blanket.
Mobile phone reception mostly good.
