Access Statement for Juniper Cottage,West Lulworth

Juniper Cottage is a Victorian terraced cottage in the village of West Lulworth, located off Bindon Road, an unmade road, which is off Main Road (the B3070 which runs through West Lulworth).  The property is then accessed up two steps from Bindon Road and along a gravel footpath. It is a non-smoking cottage. It sleeps 4 adults (or 2 adults and up to 3 children).

Bookings and enquiries can be made via Dorset Holiday Cottages (01929 553443). The nearest bus stop is on Main Road by the War Memorial about 450 metres away. The nearest train station is in Wool, 4½ miles away; there are taxis available at the station. There is a convenience store about 250 metres away selling many essentials during the summer months (usually from Easter to October half term). There is a small supermarket in Wool, a village shop in Winfrith Newburgh (2½ miles) and two supermarkets in Wareham, 9 miles away.

Arrival & Car Parking Facilities

Juniper Cottage is also known as Sunnyside Terrace, a terrace of 4 cottages on the north side of Bindon Road.  Bindon Road is an unmade, no-through lane with no allocated parking but there are some residents’ parking spaces and a turning space at the top of the hill.  Parking here is on a first come, first served basis.  If there are no spaces here, free parking is often available on Church Road which is opposite Bindon Road.  Alternatively, paid parking is available at the Lulworth Cove (¼ mile).

There are three bins for rubbish, located at the front garden:

  • General refuse (black 240L wheelie bin)
  • Recycling – plastics, paper, cardboard (green 240L wheelie bin)
  • Glass (40L green box)

The bins are collected from the property’s front garden on Fridays.  The bin men will also return the bins to the front garden.

General rubbish is collected every other week on alternate weeks to the recycling.  If the bins are too full, please let us know but try to dispose any excess in the public bins in the village.

Access & Main Entrance

From Bindon Road the gravel access path is up two stone steps. The gate to the property is the second of three and there is a ‘3’ on the gate.   The gate is about 92 cms wide.

Once through the gate there is a path through the grassed front garden to the front door with one further step to the door.  The front door is 690mm wide and 1950mm high and hinged on the left. It opens into the hall with the light switch being on the immediate right inside the door. There is a small window beside the front door.

The Hall

At the end of the hall is the door to the kitchen.  There is also a door to left leading to the living area but this is permanently closed.  The staircase is to the right. The hall floor is slate.

Coat hooks are sited to the left of the door and there is a shelf to the right for shoes and bags. A wooden cupboard containing the fuse box is above the door and a cupboard to the right of the door houses the electric meter.  There is also a cupboard under the stairs containing vacuum cleaner, iron and ironing board.

The Living Room (3.6 x 2.8m)

There is a large double glazed sash window facing west. The living room has a three-seater sofa and two armchairs.  The room has wooden floors. There are cupboards either side of a fire place (none functioning).

A smart television is provided with remote control. There is a Wi-Fi router providing broadband access throughout the house.

The room is heated by an electric radiator.  All heating is set to a timer.

Lighting is a ceiling pendant and a table lamp.

Dining Room and Kitchen (5.4 x 2.9m)

The living room leads into the dining area which has a large double glazed sash window looking out onto the back garden.  There is a dining table with 4 chairs.  The room enjoys a small wood burning stove in the brick fireplace. Either side of the fireplace are cupboards and shelves containing guidebooks and maps. In one cupboard there are also a selection of games.

Heating is provided by an electric radiator.

The kitchen area is connected to the dining area.  The kitchen is equipped with a dishwasher, washer/dryer, electric oven/grill, fridge with icebox, small wine fridge, electric hob and microwave.

The half glazed back door is 755mm wide and leads to the back garden. There is a small single glazed window beside the kitchen sink.

Stairs and landing

The staircase is 650mm wide, relatively steep and is carpeted.  There is a curve to the bottom and top three stairs.

The landing leads from the top of the stairs to each bedroom and the bathroom. There is a large linen cupboard on the landing.  The controls for the water heater are inside this cupboard.

At the top of the stairs there is a large double glazed sash window overlooking the front garden with a blind.

Front Bedroom (3.6 x 2.9m)

The king-size double bed is wooden with a medium-firm mattress. The duvet and four pillows are feather with a 100% cotton white duvet set.

Mattress and pillow protectors are provided.

There is one bedside table, two built-in wardrobes (shelves and hanging space) and a chair.  The room has a long mirror attached to the wall.

A hair dryer is provided.  Heating is provided by an electric radiator.

Lighting is via a pendant ceiling light with two bedside lamps. The floor covering is a fully fitted carpet.

There is a large double glazed sash window overlooking the front garden with a blind.

Back Bedroom (3.7 x 3.5m)

There is a white pine 2ft 6in single bed and a set of bunk beds in this room. The duvet and pillows are feather with a 100% cotton white duvet set.

Mattress and pillow protectors are provided.

This room has two built-in wardrobes.  There is one bedside table and a chair.

Lighting is from a pendant ceiling light with three bedside lamps.

The floor covering is a fully fitted carpet.  Heating is provided by an electric radiator.

There is a large double glazed sash window overlooking the back garden with a blind.

Bathroom and WC (2.7 x 1.9m)

This room comprises a bath and standard height sink and WC.  There is a separate shower cubicle fitted.  There is a mirror, electrically heated towel radiator and ceiling lighting.

The flooring is non-slip vinyl.

There is a large double glazed sash window with a blind.


There is a lawn to the front of the property with a bench.  The front garden faces west and is hedged on 3 sides.

There is also a small back garden facing east with small raised decked area and a small flower border.  There are three steps from the back door up to the deck.

There is a narrow area on the same level as the back door and then four steps up to the decked area. There is a charcoal BBQ and table and chairs. There is a brick garden shed within the back garden.

Additional Information

  • Smoke alarms throughout the property.
  • Mobile phone reception. Phone signal may be limited.
  • WiFi (provided by BT with normal download speeds of 51-73 Mbps and normal upload speeds of 13-18 Mbps)
