ESTATE CHARACTER AND ETHOS
Noise policy
No external amplified music is allowed. This includes all communal areas such as the Beach, playgrounds and swimming pools.
Internal amplified noise to be restricted to a level that does not disturb residents in nearby properties at all times.
No excessive noise (amplified or vocal) after 2200 hrs. If the noise is audible from outside your property, it is likely the warden will receive complaints and you will be asked to reduce the noise levels.
Note noise travels very effectively across water so please be considerate when on decking, balconies and in Hot tubs
The objective of this document is to support and uphold the character and ethos of the estate. SVL is a modern private country estate providing an exclusive, safe, secure and breath-taking community of holiday homes which is intended to provide owners and their guests a tranquil environment to form a perfect antidote to busy urban life. The estate is intended as a family environment in which to reconnect with the natural landscape.
NO Hen or Stag parties are allowed on Estate.
Outdoor Swimming Pool
The pool is free to use and is located in the Hurricane Spa, no booking is needed but the pool can reach capacity at busy times. Opening hours are subject to changes throughout the year in line with peak and low seasons. Please note that the pool does not have a lifeguard.
PLEASE NOTE: The swimming pool is not supervised. The swimming pool facilities have no lifeguard and therefore swimming is at your own risk.
Children under 16 are not allowed to access the Spa unaccompanied. They must be accompanied by an adult with an access card.
Hurricane Spa
At Silverlake, the on-site resident’s spa – Hurricane Spa features an outdoor 20m heated pool, roof terrace, sauna and gym, along with relaxation lounge and treatment rooms, where you can pamper and indulge yourself to your heart’s content.
Please note that there are some age restrictions on use and some services are charged extra
Sauna
Members must always wear usual swimming costumes.
Members should NOT use the sauna if they:
- Are under the age of 14 years. Estate Team may ask any individual suspected on being under the age of 14 to vacate the Sauna for their own safety, unless proof of age can be provided.
- Are pregnant.
- Suffer from heart disease, circulatory problems, high or low blood pressure, epilepsy or diabetes or have an infectious skin disease, open sores or open wounds.
- Are suffering from an illness causing an inability to perspire.
- Taking any medication that is likely to cause a reaction in the sauna.
Play Areas
The play equipment is designed to serve children up to the age of 12 years of age.
Parents/guardians are responsible for the safety of their children at all times when using the equipment.

BOATING RULES AND LAKE ACCESS INFORMATION
Lake and Watersports Information
Due to safety restrictions about water temperature, water sports equipment is not available for use between November and April.
When going on the water in your own craft, it is a safety requirement that all water users wear a certified and correctly fitted buoyancy aid. You will also need to have proof of appropriate third-party liability insurance, to a limit of £1 million.

Whilst the lakes are open you are welcome to swim in them. As we do not have any lifeguards on duty, these will be at your own risk and you will be required to wear a buoyancy aid whilst you swim.
- A rescue boat cover is not provided for any of the SVL lakes. Homeowner, Guests and Renters going afloat do so entirely at their own risk. It is the responsibility of Homeowners to inform their Guests and Renters of this status.
- British Standard buoyancy aids are to be always worn when using lakes and waterways of SVL. Any person not using British Standard buoyancy aids are not permitted to use floating craft on any SVL lake. It is the individual person’s responsibility to ensure safety equipment, appropriate clothing, and life preservers are used.
- All boats must have adequate buoyancy for their class and be maintained in a seaworthy condition. This is the boat owner’s responsibility.
- Save as required under the general English Law, SVL will not accept any liability for personal injury arising out of use of the lakes, whether sustained by Homeowner, their Guests or Renters. It is the responsibility of each individual to ensure their own health and safety when using the lakes and waterways of the Estate.
- All users of floating craft are advised to wear adequate wet or dry suits during adverse weather conditions.
- Children must always be supervised, and poor / non swimmers should not enter the water.
Guidance on water temperature is that if the water temperatures is below 12deg c then you should not go afloat as there is a danger of cold-water shock if you capsize or fall into the water. Lake water temperature tests are done on a regular basis to gauge when the lakes can be safely accessed for water borne activities.

FISHING
- All Homeowners and their Guests are entitled to fish on certain lakes on the estate in the open season as detailed below. You may fish on the lakes as permitted and in accordance with the seasonal restrictions.
- A valid rod license is required and must be carried at all times when fishing on a lake at SVL. This is available from the Post Office or can be purchased online at www.environment-agency.gov.uk .
- All fishing activities must also comply with the SVL Angling rules as detailed below.
- The Dorchester and District Angling Society (DDAS) has a public membership. Members of the DDAS may only fish Outer Heath Lake according to membership subscriptions. www.d-das.com temporary/short term membership is available, contact the Estate Office for details.
- Emergency throwlines are placed around each lake in the estate. When fishing, make note of the location of the nearest throwline.
- Fishing rights will be suspended for anyone whose fishing activity brings the SVL into disrepute.
- SVL carries a strict publicity ban with respect to fishing activities to ensure the ongoing security of the fish. This means NO press or social media coverage of captures or articles about fishing at any of the lakes.
- Rods with lines out are not to be left unattended.
- Live baits for Pike fishing are not to be used.
- No fires, or loud radios at the lakeside.
- Anglers camps are not to be left unattended.
- Unhooking mats must be used by all Carp and Pike anglers.
- SVL accepts no responsibility for loss or injury to any person or persons property whilst on the estate and reserves all rights with regard to the operation of the SVL Angling Rules.
- Under no circumstances should any fish be removed, or introduced to any lake or moved between lakes without permission from the Estate Office.
- Fishing Lakes & Information
- Fishing Lake - Carp, Tench, Bream, Roach. Maximum of 3 rods at any time. No fish retention at any time. No keep-nets or sacks. (Estimated to be 30-40 medium sized carp).
- Outer Heath Lake - Outer Heath fishing lake is currently fished only by DDAS. Guest tickets, rules and information are available from the Estate Office.
- Starling Lake - Starling Lake is not open to fishing at this time.
- Beaumont Lake - Beaumont Lake is not currently stocked.
- Wakeling/Overton Water - Not open to fishing at this time
HEALTH AND SAFETY
1. Homeowner and/or Property Agents should inform the Estate Office of any incident or accident that requires the emergency services and Homeowners and/or property agents should ensure to cooperate with the Estate Office team in accident/incident reporting.
2. Site Defibrillators
SVL has a of Defib located outside Hurricane Spa which is available 24hrs a day.
These defibrillators are fully automatic and once you turn them on it will give you directions on what to do. The only thing you will need to adjust is the setting for Child or adult.
3. Lakes and Rivers
The proximity of numerous lakes and rivers provides both an attractive setting and a range of hazards; chief amongst these is the risk of drowning. In order to manage this risk, the following measures need to be observed:
Swimming in open water is discouraged without suitable precautions due to these areas being unsupervised. Hurricane Spa provides a swimming pool for those wishing to swim.
Should owners/guests decide to swim in any lakes on SVL then these persons must ensure the following:
- A suitable buoyancy aide must be is worn at all times.
- For those casually swimming, this aide should conform with International Standardisation Organisation number EN ISO 12402-5.
- For those taking part in Open Water swimming for exercise a ‘swim buoy’s’ must be attached to the swimmer.
- swimmers should ensure that they are always accompanied. Lone use of the lakes is not permitted.
- Swimmers, and those accompanying them, should ensure that they are aware of the nearest water rescue aide’s.
- All water users should ensure that they are aware of how to contact Estate Team in case of emergency.
Estate Office, General Estate Management and Security
- The estate team provide daily office cover between the hours of 08.00 and 1630. The night warden shift is from 1600 till 0100. These hours of operation may be revised from time to time at the discretion of SVL Management. Contact numbers are provided at the end of this document.
- The gate access controls are there to prevent un-authorised individuals driving in to the site.
- Internal areas of the site (e.g. leisure facilities, bike storage etc.) have appropriate fencing and access controls to prevent un-authorised entry and CCTV cameras are situated at prominent locations.
