Seacombe

Seacombe was believed to be a small manor house at some time in the very distant past, it having been built during the middle of the 18c. It was extended in 1900 and outbuildings converted into the modern fitted kitchen in 2011.

Parts of it have served as a wheelwrights workshop and a butchers shop (there used to be a bakery a few doors down the High Street). More recent residents let rooms and started a B&B business. It’s also been used for holiday letting and lately as a family home. The current owners purchased Seacombe in August 2017 and spent almost a year renovating, repairing and furnishing the cottage.

It is a non-smoking cottage and suitable for well-behaved dogs.

Pre-Arrival

Bookings / enquiries can be made via Dorset Holiday Cottages. The nearest bus stop is opposite the house (No. 40 from Swanage), or 25m up the road (No. 40 from Poole). The nearest train station is in Wareham 8 miles (20 minutes) away; there are taxis available at the station. Swanage Station (3 miles, 5 minutes) is occasionally connected to Wareham, but otherwise provides steam or diesel service to Norden and Corfe Castle.

The nearest supermarkets are in Swanage 3 miles away (Co-op and Budgens). All the main supermarkets will deliver to the cottage if you wish to arrange. The village shop is integral with the pub opposite the house and has a basic range of essentials, fresh bread, milk etc. There is also a deli for fresh coffees, pastries, pies, meats, bread etc.

Arrival & Car Parking Facilities

The property is located directly on the High Street, right opposite the Kings Arms pub. Parking is on street. Sometimes you can park outside the house, sometimes not. Please don’t block the bus stop or next door’s entrance which is marked with white lines. There is no car charging point at present; the nearest is in the main ‘long stay’ car park in Swanage although Langton Matravers Parish Council are negotiating to put one in the village.

Access & Main Entrance

There is a gate to the road, and an even path to the porch, which has a light. There is a 3cm lip to the tiled porch and a 2cm door threshold. The front door is 83cm wide and 189cm high & hinged on the left. It opens into the hall. The light switch for the porch, hall and landing lights is on the right hand side of the door.

The Hall and passageway

Coat hooks and shoe rack. Smoke alarm. There is a automatically charging nightlight/torch for guests to use inside the cottage.

The passageway is of original stone flagstones overlaid with coir runner. This makes the floor slightly uneven so please take care.

The door on the right leads into the dining room, front lounge and alternative kitchen access and is 74cm wide by 184cm high. There is no step.

The Lounge

The lounge is halfway along the passage on the left; the door is 74cm wide and 185cm high. The room is carpeted and contains a wood burning stove, the WiFi router, smart TV with SONOS soundbar and Sky-Q system and a small library of books and CDs. The window overlooks the front garden, with roller blind. There is a large 4 seat sofa and an armchair, both with cushions.

Lighting is recessed LED downlighters, a free-standing lamp behind the armchair and a feature lamp behind the sofa with a lamp in the corner.

Downstairs bathroom

There is a downstairs bathroom at the end of the passage up a small ramp which is accessed by a 13 cm step and glazed door 74cm wide and 198cm high. This contains a modern toilet, large washbasin, P shaped Jacuzzi bath and shower and large heated towel rail.

Garden bedroom

The garden bedroom (step 13cm, door 73cm wide and 197cm high) is to the left at the end of the passage and is fully carpeted. The bed is super king size. There is a large chest of drawers and a wardrobe, bedside tables with lights and a large radiator. The room is large (4.2m x 3.7m) and would have space for a travel cot. The large windows overlook the garden and Purbeck hills.

Kitchen

The kitchen is to the right at the end of the passageway. The kitchen features large bi-fold doors of 170cm wide by 190 high. Flooring is ceramic tiling with under floor heating.

It contains electric cooker, Bosch hob, Bosch fridge/freezer, Bosch dishwasher, Nespresso coffee machine, DeLonghi kettle and toaster, Brita water filter jug, SONOS speaker. Pots, pans and cookware are in the lower cupboards. Please note the cutlery is in a concealed drawer within the top large sliding drawer of the peninsular unit. Plates, coasters, mats, teacloths and other bits and pieces are in the low dresser or top cupboards. A fire blanket is provided. Three stools for the breakfast bar.

Utility room

Located at the end of the kitchen. Bosch washing machine and tumble dryer, Panasonic microwave, VAX vacuum cleaner, Morphy Richards iron, cleaning materials, clothes dryers.

Garden

Accessed from the kitchen via bi-fold doors or by a double side gate to the rear of the property via the footpath to the left side of the cottage. The gate leads into a small gravelled area with a shed (not available to guests). The garden is up a step of about 15cm garden.

There are external lights switched from just inside the door to the utility room off the kitchen. There is a small round metal table and chairs on a small patio area at the bottom of the garden. The stones for the patio came from the original wall of the 18c house when we created the ensuite and are therefore about 250 years old. We are gradually planting the garden. The gardener comes weekly, normally Monday or Tuesday and will take the relevant waste bins to the top of the path for collection on Wednesday mornings.

There is an outbuilding attached to the house. The padlock code is 0817. Bikes may be left in here. Also there you will find the Weber BBQ and various other stuff.

Dining room

Off the kitchen, the dining room contains a brass-topped table with eight padded chairs. The floor is the original 18c flagstones which are slightly uneven; please take care. Two cupboards contain glassware. The recessed LED lights are switched from the kitchen end, and also by the door from the hallway. There is also a feature light on top of one of the cupboards.

The front lounge

This attractive room has served as a wheelwright workshop, a butcher’s shop and bedroom. Indeed, just before writing this, I met a lady still living in the village who was born in that room.

There are two comfortable sofas. There is a carpet and a coffee table, a small nest of tables and a shelving unit with two occasional lamps.

The stairs

The carpeted stairs are steep (23 x 23cm treads) and narrow (70cm). There is a handrail. They would not be suitable for those who have difficulty with such steep stairs or young children. A stairgate is available.

The Master Bedroom

This is a very large room (4.4m x 4.2m) and there is space for a travel cot. The door is 67cm wide x 184 high. It has a super king size bed made of reclaimed wood, with a large chest of drawers and wardrobe, 2 bedside tables. It overlooks the High Street.

Lighting is a fitted ceiling light with two bedside lamps and an additional matching light on the chest. The floor covering is a fully fitted loop carpet. Heating is provided by a large radiator.

The new ensuite shower room is up three steps with treads between 18 and 22cm, depth 30cm. This contains a shower, basin, heated mirror, macerator toilet and radiator. Please ensure that only pee, poo and paper are flushed down this toilet. Anything else will block the macerator and a give rise to a charge-back for clearing.

Twin room

A cosy fully carpeted room (4.41m x 2.63m) with two 1.5m single beds, bedside tables, and large wardrobe. The door is 70cm x 183cm. There is a cupboard in the room which contains the 2018 gas boiler and 197 litre hot water tank. Lighting is by a fitted ceiling light and bedside light. The window which has a blind and curtains, looks over a tiled roof to the High Street.

Shower & WC (2.87 x 1.08m)

Tiled floor with fitted glass shower screen, toilet, wash basin, large mirror, shaver light, heated towel radiator, ceiling lighting.

It is accessed by two steps each of 12cm. The window looks towards Swanage Bay and the Isle of Wight. There is a large chest of drawers on the top landing.

Back bedroom

A King size bed, bedside tables and small wardrobe in this cosy room overlooking the garden and Purbeck hills. It is accessed from the top landing up two steps of size 18cm with a door 74cm x 193cm. There is a pendant light and bedside lamps.

Important Information

All cushions, duvet and pillow fillings are feather.

Additional Information

Mobile phone reception generally good dependent upon network. 70+mB Sky fibre WiFi available free of charge. The laundry cupboard by the back bedroom is not accessible to guests.

Two small/medium dogs welcome, downstairs only please and not on the beds. Please check the garden for dog mess.
