Access statement for Cordwainer’s Cottage, 2 High Street, Winfrith Newburgh, DT2 8JN.

Cordwainer’s Cottage is a 17th Century Listed Cottage, with features including original wooden beams and low ceilings, character uneven cob walls and quirky shaped rooms, a log wood burner and original bread oven.

The cottage accepts 1 dog (free of charge).

Nearest shop is Winfrith Village store – 1minute walk. You will find local produce including fresh milk from the local dairy as well a some basic items.

There is the Jurassic Coast Farm Shop within walking distance too which is very well stocked.

Pharmacy located on Dorchester Rd, Wool, Wareham BH20 6EJ (5min drive)

Main Post Office is on high street (same building as the village store) – 1minute walk.



Parking is on the road outside or the bay opposite that accommodates three cars comfortably and the owners have never experienced any issues with being able to park.


Access to the Cottage:

There is flat access from the road to the front door via a white picket gate.

The bins are also kept in the front garden to one side and are collected on Fridays, alternative weeks for recycling and general rubbish and must be left outside the gate and on the verge in front of the cottage, not the neighbours cottage.

The front door measures 170 cms high by 80 cms wide.

Step into the front hall and then up one step through a door into the lounge/dinning area.

In the hallway there is a console table and hooks for coats. This is also where the consumer unit is housed.

The door from hall measures 175cms tall by 8cms high.


Lounge/dining area:

The lounge/dinning area at the most measures 715cms by 508cms.

There are low ceilings and several low wooden beams.

Floor to ceiling measures 197cms and the floor to beam measurement is 190cms with the main beam in the middle of the room measuring 175cms high.

The living room has a large velvet sofa, a smaller leather sofa and a small leather chair.

There is a coffee table, rug and side table, a sideboard and a couple of other drawer units.

Three lamps and wall lights. A wood burner for winter use.


Access to the kitchen:

There is a glass panelled door to the kitchen, this door measures 179cms high by 76 cms wide.

Fully integrated kitchen with standard size gas hob, oven and separate grill, washing machine and small dishwasher and fridge freezer. The kitchen also houses the combi gas boiler.

The kitchen has another glass panelled door that leads to a small hall which leads to the downstairs bathroom and the back garden.

The downstairs bathroom has a sink, bath with hand held shower but not to hook on a wall and a toilet. It has a towel rail, stool and mirrored cabinet. A window with frosted glass.

The glass panelled door measures 196 cms high by 76 cms wide.


Downstairs Bathroom:

The bathroom door measures 195cms high by 76 cms wide.


Access to the garden:

The access to the garden is via the kitchen back door.

The door to the garden has one lock and is half glass panelled and measures 197cms high and 76cms wide.

There is one step from the back door to a patio then three wide steps up to a patio seating area, then three steps up to a grass area and path that leads to the second section of garden.

The second section has a seating area and pergola with a vine over it.

The second seating area has a patio that is uneven in how it was originally laid, please take caution.

There is a metal gate at the rear of the garden to a side entrance which is not accessible for holiday rentals and will be locked.


First Floor:

From the lounge there is a door to go upstairs, this door measures 191cms high and 78 cms wide.

There are eight winding semi steep stairs to the landing leading to two bedrooms.

Bedroom one measures 416cms by 376cms and the door measures 191 cms high by 70 cms wide.

This has a super Kingsize bed, freestanding wardrobe, chest of drawers, side tables and lamps, mirrors and clothing stand. A basket with blankets in. It also has one cupboard for use and another cupboard that is locked for owners personal items. This room has low windows and black out curtains and faces the road.

Superking bed can be made to two single beds on request.

Bedroom two measures 315 cms by 307 cms and the door measures 193cms high by 74 cms wide, this leads to a small ensuite shower room.

The bedroom has a Kingsize bed, side tables and lamps, chest of drawers, small wardrobe, mirror. Blankets in bottom drawer. A window looks out onto the garden and it has a blackout Roman blind.

The door to the ensuite is narrow and measures 199cms high and 56 cms wide.

The ceiling height in the ensuite is 206cms. The ensuite has a low window and the ceiling curves into it.

The upstairs hallway and bedroom one have low windows.

Travel Cot Available (comes with a mattress but no linen)  – The make is BabyWay. Measurements 125 cms by 64 cms and is 74 cms high.
