Introduction & General Information:

Puddledock Cottages are an attractive terrace of four 19th Century Victorian Farmworkers cottages situated in the heart of Sutton Poyntz, a small village in an Area of Outstanding Natural Beauty (AONB), just 2 miles North of Preston and Overcombe beach and 3 miles from Weymouth Town centre and beach.

There are 3 shops, 3 pubs, A Hair and Beauty Salon, Post Office, Chemist and 2 fish & chip shops all within a 5–15-minute walk of the cottage. There is a shopping complex 2 miles away and Morrisons and Sainsburys are 4 miles along the A353 Weymouth relief road.

There are many beautiful countryside walks and stunning views to enjoy around the village. The cottage is a perfect base from which to explore the area, see the local attractions, Weymouth’s famed golden beach or the 90-mile-long Jurassic coast. There are many family attractions e.g., Weymouth Sea Life Centre, The Nothe Fort, Portland Bill Lighthouse, Monkey World, Swanage railway, Tutankhamun exhibition and Dorset Teddy bear museum to name but a few.

The nearest bus stop is approximately 200m from the cottages at the bottom of Seven Acres Road. Puddledock Lane is a right tun at the top of Severn Acres Road.

The nearest rail station is in Weymouth town centre 3 miles from the cottage.

Taxis are available from the rail station and bus stops in Weymouth are approximately 100m from the station (at the Kings Statue). Ask for Seven Acres Road on the bus route. Bus number 4A and 4B have bus stops at Preston Road or Seven Acres Road. Just 5-10 minutes’ walk from the cottage.

 

Arrival & Parking:

The property is located on Puddledock Lane, which is partly a private road, a small part of which is a track where the Cottages are situated. There is parking for 2 cars (not allocated) in the area to the side of the cottages.

If traveling by car, the best access is from Preston Road take a left turn into Sutton Road (opposite The Spice Ship pub) drive down Sutton Road for quarter of a mile until see the (3rd) left turn into Puddledock Lane. Drive along Puddledock Lane for 100m until you come to the first house on the left (Dairy House), Puddledock cottages are situated opposite this house. (Don’t drive into The Puddledocks which is also DT3 6LZ) Follow the road around to the right and you have arrived at your parking area and you will see the tall wooden back gate entrance with sign to cottages. You can also park along the fence opposite the front of the cottages if there is a space. Please be careful not to obstruct the narrow road.

If walking from the bus stop in Seven Acres Road, Puddledock Cottages are a 5–10-minute walk. From the top of Seven Acres Road, turn right into Puddledock Lane, walk along the made-up road until it becomes a track just before you arrive at the back of the cottages.

Access to Number 2, 3 & 4 Puddledock Cottages is through the back gate.

Please note there will be other people parking in the same area, please be considerate of other users. Number 4 Puddledock Cottages is also a holiday let.

Access to Number 3 is through the tall wooden gate by the parking area, along a path to the gate marked Number 3, you will see the patio area on the left and a short path to the back door on the right. The key safe is mounted by the back door of the cottage, the keycode will be provided prior to arrival.

 

Property Threshold:

There is a small threshold to step over through the back door.

Entrance Doors:

The front door of the property measures 0.86 X 2m.

The best entry is through the back door which measures 0.76 X 2m.

Ground Floor:

Steps:

There are no steps inside the house, except the stair case to the 1st floor.

Door Dimensions:

All internal doors are a standard size of 0.762 X 1.98m.

Utility area:

Room dimensions 2.4 X 1.2m.

The back door opens into a utility area where you will find the washing machine, fridge freezer and a cupboard containing cleaning products and items to be kept in a high cupboard. Please see inventory.

Bathroom:

Room dimensions 1.7 X 2.4m.

The only bathroom is situated on the ground floor on the left of the back door and utility area. Has a window with frosted glass and a blind. W.C., washbasin and rain-drop shower over full sized bath. Radiator towel rail.

Kitchen:

Room dimensions 3.9 X 3m.

The kitchen is to the right of the backdoor and fully fitted with electric range, ceramic hob, microwave, dishwasher and gas central heating boiler. Wooden farmhouse table and chairs to seat six people. Radiator. CO and smoke alarms. Drawers and cupboards are well stocked (see inventory).

Cupboard under the stairs:

Cupboard dimensions 1.5 X 0.76m. Contains high chair, vacuum cleaner, dust pan and brush, broom, mop and bucket, iron, ironing board, peg bag with pegs, washing basket and indoor airer.

Sitting room:

Sitting room dimensions 3.32 X 3.65m.

There is a glazed door from kitchen to the sitting room with a window looking out onto the front garden. Three-piece Suite, Pouffe’s X 2, Table lamp and floor lamp, 2 small tables, FreeSat smart TV, and broadband router. Woodburner with fireside companion set, bucket for ashes, fire guard and log basket.

Porch:

Porch dimensions 0.97 X 1.17m.

There is a door from the sitting room to the front door and stairs, there are hooks for coats and an umbrella behind the door. There is a keyholder for second set of front and back door keys, and a torch in case of emergencies.

Second set of keys – if needed to open the front door in an emergency.

 

First Floor:

Steps:

Stair dimensions – (12 steps to the first floor) 0.38 X 3.8m. There is a banister each side of the stairs which is helpful because they are slightly steeper than modern staircases.

Master (1st) Bedroom:

Room dimensions 2.7 X 3.6m.

From the top of the stairs, master bedroom is first on the left.

The window looks out over the front garden. King size bed. Wardrobes on both sides of the bed, one with shelves. Dressing table and chest of drawers with bedside table lamps. Full length mirror.

There is another cupboard opposite the bed, containing a safe, travel cot, stair gate, storage space for suitcases and more wardrobe space.

2nd Bedroom:

Room dimensions 3.0 X 3.0m.

From the top of the stairs this bedroom is the second door on the left.

The window looks out onto the patio at the back of the house, has a double bed, 2 bedside tables with bedside table lamps, chest of drawers and rail in alcove. Full length mirror.

3rd Bedroom:

Room dimensions 2.5 X 3.3m.

The third bedroom leads down the corridor from the top of the stairs.

Twin 2’6” divan beds, can be re-configured to a king size bed by zip and link mattresses and base. There are 2 bedside tables with drawers, bedside table lamps and a small wardrobe with drawers and mirror. The window looks out onto the back of the property, curtains have black out linings.

 

Garden:

There is a garden at the front of the house, approximately 12m X 7m.

There is a front path with garden bench under the front window and a path to the front gate.

Patio:

At the back there is a fenced patio, measuring approximately 8m X 5m.

There is a summerhouse, wooden garden furniture & parasol (with cushions) for 6 people, BBQ and rotary washing line.

Additional Information:

Number 3 Puddledock Cottages was built in 1890 as part of a terrace of 4 farmworkers cottages for Sutton Farm, in Sutton Poyntz. It was built to a good standard using local brick and stone with a slate roof. It has been completely renovated for 2022 holiday accommodation.

Please note there is only one bathroom which is situated on the ground floor. The stairs are slightly steeper than the usual modern stairs would be.

People with restricted mobility may experience difficulties with the above points.

 

Property PET FREE and a Non-smoking property. Sorry no dogs or pets allowed anywhere on the premises, including the garden. Please do not allow relatives or guests to bring pets to visit you at the property.
